Florida associations are nonprofit corporations. Every year they file an annual report naming their officers. That filing is public. Almost nobody selling HOA data bothers to use it, which is why the cheap lists are full of property managers who left in 2019.

The Division of Corporations publishes its full nonprofit corporation file. We take the officer block from every active association: name, role, and address exactly as filed.
47,652 associations that are genuinely community associations, separated from the 210,713 Florida nonprofits by entity name and corporate class. Churches, schools, and charities are excluded.
Each association is placed in its county using the Census ZIP relationship file, so you can buy by market instead of by guesswork. 99.2% resolve to a county.
Phone numbers and email addresses are not on the state filing. They come from a separate consumer contact append, matched to a filed officer by name and by the association they sit on. 71.8% of records carry an email, 74.7% carry a phone, and the ones that carry neither are still sold as the address record they are.
One credit is one officer record. Credits do not expire.
No. Nobody on this list raised a hand or asked to be contacted. These are contacts, not leads. They are board officers at community associations, published in state corporate filings. What you do with that is your call, and your responsibility.
Most of them do. Every record carries the officer's name, board role and mailing address from the state filing. On top of that, 143,609 records carry at least one email address and 149,343 carry at least one phone number, up to five of each. Those did not come from the state filing, they came from a contact append matched onto it. Tick "Require email" or "Require phone" in the search and you will only be charged for records that have one. One credit per record delivered, either way.
Yes. The Officer title box in the search takes any combination of President, Vice President, Secretary, Treasurer, Director, Manager and Other. A seat filed as "President / Director" counts as both, because that is what the filing says it is. Credits come off per record delivered, so filtering to two roles on a five-seat board costs two credits, not five.
The file reflects the most recent annual report on record for each association. Florida associations file annually, usually between January and May, so a record is at most one filing cycle old. Boards do turn over at annual meetings and a seat can change before the next filing. We do not claim every officer is currently seated.
You are. If you call, text, or mail anyone on this list you own the obligations that come with it, including DNC list scrubbing, TCPA, and any Florida telemarketing requirements. Association officers at incorporated entities sit differently from consumer records, but the caller still carries the duty. Talk to your own counsel before a campaign.
Yes, and you should. Every row carries the Florida corporate document number. Put it into the Division of Corporations search and you will see the same filing we pulled it from.
Florida is live. Georgia is next, because the same public filing exists there. We would rather do one state properly than claim national coverage we cannot stand behind.
